  • How does General source investment opportunities?

    We source deals through direct relationships with landowners, wholesalers, and off-market channels across Florida. Our boots-on-the-ground market knowledge combined with our affiliate brokerage partnership with JB Richards gives us access to opportunities before they hit the open market. We evaluate every deal for location, lot size, zoning, construction cost, and projected ROI before we move forward — so by the time an opportunity reaches our investors, it has already passed our internal underwriting process.

  • What does a turnkey deal from General look like start to finish?

    A turnkey deal from General means we handle everything — land acquisition, permitting, design, construction, and final sale or lease-up. We manage execution. At the end of the project , we have a finished, income-producing or resale-ready asset.

  • Can I invest alongside General on a project?

    We partner with private investors on a case by case basis. Every project is different — the market, the asset type, the timeline, and the capital structure all factor into whether a partnership makes sense. We don't offer a one-size-fits-all investment model because we don't believe in one.     Our reports are built from the same analysis we use before we deploy our own capital — rent-to-value ratios, employment stability, development pipeline, and demand drivers by submarket. They're not marketing documents. If the data doesn't support a market we say so. Investors who use our reports make faster, more confident decisions because they're working from operator-grade intelligence rather than headline data.

  • What's the minimum deal size General works with?

    We don't have a hard minimum. We've worked on single-family rehabs and 12-unit multifamily projects. What matters more than size is fit — the right market, the right asset type, and a clear path to the outcome you're after.
